Documents Needed When Applying for a Mortgage

 
This is a basic list of documents that lenders ask for when you apply for a loan.

    All Applicants:

  • Copy of Drivers License

  • Social Security Card

  • Current pay stubs (Last 30 days)

  • W-2’s (Last 2 years)

  • Tax returns (Last 2 years)

  • Employer’s name, address, phone, monthly gross income (last 2 years)

  • Bank statements (last 3 months)

  • Proof of liquid assets (CD’s, stocks, mutual funds, trusts, 401K, etc.)

  • Past two years addresses

  • Renters – Name and phone number of landlord(s) for last 12 months and copies of last 12 months cancelled rent checks if landlord is not a management company.

    If applicable:

  • Letter of explanation for credit delinquencies, judgments, or gaps in employment.

  • Self-Employed - Company tax returns (last 2 years) and YTD P&L/Balance sheet

  • Social Security Awards Letter

  • Pension award letter

  • VA – DD-214 and Certificate of Eligibility

  • Bankruptcy discharge papers

  • Divorce decree and child support agreement

  • Resident Alien card

  • Copy of leases on rental properties owned

    Refinances:

  • Current Mortgage and Note

  • HUD closing statement

  • Warrant Deed

  • Survey

  • Title Insurance Policy

  • Homeowner’s Hazard and Flood Insurance Policy

  • Copy of current mortgage statement
